Noval Property deployes €350million investment plan.

The renovation of the old industrial facilities of Biochalko in Eleonas is progressing rapidly, a Project developed by Noval Property REIC.

In particular, as mentioned by the managing director of Noval Property, Mr. Panagiotis Kapetanakos, "our vision is for Piraeus 252 to be a strong connective tissue for the development of a Cultural Square of Metropolitan Scope and at the same time to introduce a new and innovative way of life, multidimensional activities and work, which will offer integrated, technologically advanced and sustainable solutions for end users, improving the quality of life. We are capitalizing on the industrial and cultural heritage of Viohalco, investing in the creation of an innovative destination, which we aim to contribute not only to the revitalization and upgrading of the area but also to the wider transformation of the city."

He points out to APE/MPE that the intended investment promotes the "reconstitution" and strengthening of the Cultural Pole of Eleonas, through the new proposed functions, which will act in addition to an area with an already remarkable cultural character.

The property, on an urban planning, architectural and functional level, is treated as part of an emerging "Cultural Square" ("Art District"), where the School of Fine Arts, the Cultural Center of the Foundation of Greater Hellenism, the site of the Athens Festival will co-operate together with the new cultural spaces and all the metropolitan and local uses of the investment plan.

In more detail, the preserved buildings will include cultural spaces, shops, while the operation of a new multi-purpose center with a central concept of nutrition and gastronomy is being promoted. In addition, a residential complex, a hotel and office buildings will be created on the property. In total, approximately 55,000 m2 are expected to be developed, of which 25% will be residential, 25% offices, 14% the hotel, 20% will accommodate trade and catering uses and an additional 16% cultural & sports facilities. It will be the first "neighborhood" in Greece to receive LEED Gold Neighborhood certification for the adoption of low environmental footprint practices.

The company has submitted the required studies for the approval of the Special Plan for Spatial Development of Strategic Investment (ESHASE) and the period of public consultation will follow, in order to advance the process of issuing a Presidential Decree.

The renovations or projects of Noval Property that are in planning and are estimated to start in 2023 or 2024. As part of the implementation of an investment program of 350 million euros, the following projects have already started: the creation of a residential building in Metz, the development of a logistics facility in Mandra, the complete reconstruction and energy upgrade of an office building on 199 Kifisias St., the construction of modern bioclimatic office buildings on the former Kodak property through a partnership with Brook Lane Capital, as well as the construction of an office building on Heimarras Street in Maroussi.
