Superhuman will relocate to the “Penthouse,” a three-story space atop the former IMAX building, by the end of 2026.
This agreement demonstrates that demand for high-quality office spaces in Berlin remains strong, despite challenges facing the European economy. Das Center is already 91% occupied, as major companies continue to grapple with the shortage of modern commercial real estate.
The €300 million project, led by Oxford Properties in collaboration with Norges Bank Investment Management, has transformed the old Sony Center into a contemporary 111,480 sq.m. complex featuring offices, retail spaces, and residences.
Jay Drexler of Oxford Properties stated that their goal is to redesign one of Berlin’s most iconic locations, combining modern workspaces with restaurants, shops, and leisure areas.
John Bell of Superhuman added that their new office will enhance collaboration and creativity for their team in Germany.
Meanwhile, the project’s first phase has already attracted major new tenants, including Deutsche Bahn and Egon Zehnder, and has introduced new public areas, a food hall, a digital art gallery, and Germany’s largest outdoor 3D screen.
The second phase of the renovation is already underway, with the third phase scheduled to begin next year.
Das Center is now regarded as a benchmark for how historic, significant buildings can be transformed into modern, sustainable, and attractive spaces, drawing high rents and substantial foot traffic.
