According to the latest data processed by the company up to the end of 2025, residential property prices in Attica have increased by 88% since 2017, while in Athens an annual growth rate of 5.9% was recorded in the second quarter of 2025.
At the same time, selected regional markets continue to exhibit double-digit growth rates, particularly in areas with strong tourism and investment appeal. According to the company, this pattern reflects a market in a maturation phase rather than signs of fatigue, with demand—especially from international buyers—remaining a key structural driver.
The decisive role of foreign investors
The participation of international buyers continues to act as a major support mechanism for the market. It is estimated that approximately 40% of transactions in Athens are conducted by foreign purchasers, while at the national level, international investors account for 80–85% of total property acquisitions. This trend is further reinforced by programmes such as the Golden Visa, improvements in the country’s international image, and Greece’s convergence with more mature European markets.
Despite €32 billion earmarked for residential development, the Greek market continues to face a shortfall of around 180,000 housing units, which limits market rebalancing and supports prices. Delays in permitting, rising construction costs, and the limited availability of modern housing in urban centres maintain structural supply constraints.
Why 2026 remains an attractive investment year
Despite rising prices, the Greek housing market continues to offer comparative advantages:
