This concerns the 4-star Pallini Beach (constructed in 1972, last renovated prior to 2000) with a capacity of 999 beds, the 4-star Athos Palace (constructed in 1976, renovated in 2005) with a capacity of 863 beds, and the 5-star Theophano Imperial Palace (constructed in 1976, renovated in 2010) with a capacity of 355 beds. These units will be consolidated into a single, unified, main 5-star tourist complex under the name “XIA RESORT”, with a total capacity of 2,217 beds.
The three hotels of the Grigoriadis Group in Kassandra, Halkidiki, which were acquired by Goldman Sachs, were transferred to Sani/Ikos in April 2025. The investment plan of the Ousia Hospitality Platform, Goldman Sachs’ hospitality platform, with a budget of €107.6 million—although it had been included since 2022 under the provisions of Law 4864/2021 on strategic investments, benefiting from tax incentives and fast-track licensing—did not proceed due to high construction costs.
The Sani/Ikos Group had announced the complete reconstruction of the three units, with total investment expected to exceed €400 million.
All main and auxiliary facilities of the unified tourist accommodation “XIA RESORT” will be developed on a seaside plot with a total area of 145,597.48 sq.m., located outside the town plan at the site “Sōlinas” in Kallithea, Halkidiki Regional Unit.
The permitted building area and site coverage on the plot have already been fully utilized. Beyond the existing building facilities that have already been erected, only structures that are not counted toward building area and site coverage may be developed.
According to the relevant study, a new wastewater treatment facility will be developed to cover the resort’s needs. Water supply for the now unified tourist accommodation—covering the water needs of users and employees as well as the replenishment of swimming pools due to evaporation (up to a total of 1,066 m³/day)—will be provided by the water supply network of the Municipality of Kassandra, which is to be expanded, as well as by the existing borehole.
Leadership Transition at Sani/Ikos
Meanwhile, Andreas Andreadis announced his departure from his duties as Chief Executive Officer of the Sani/Ikos Group, marking—according to his own statement—the end of a journey spanning more than four decades at the helm of one of Europe’s most successful luxury hospitality groups.
As of 1 January 2026, the position of CEO will be assumed by Jean-Marc Bellaiche, while Mr. Andreadis will transition to the role of Co-Founder & Managing Partner, stepping away from the group’s day-to-day management.
As noted in his related statement, this journey began approximately 40 years ago with the creation of Sani Resort, together with his brother, Stavros Andreadis—an endeavor which, due to its scale, location, and philosophy, at the time seemed “almost impossible.” The vision of the founders, led by their father, the late Anastasios Andreadis, was not only realized but evolved into an iconic family destination for luxury hospitality, paving the way for the creation and international success of the Ikos brand.
A defining milestone was reached in 2015 with the establishment of the Sani/Ikos Group, the participation of Stavros Andreadis and Mathieu de Guillebon, and the entry of strong international investors. Within a decade, the group transformed from a local family business into a leading international player in the luxury beach resort sector, increasing its size more than sevenfold and creating over 7,000 jobs.
Target of 6,000 Rooms by 2029
Today, the Sani/Ikos Group is recognized as the fastest-growing owner-operator in its sector, operating 3,500 rooms in 2025 and aiming to reach approximately 6,000 rooms by 2029. The new CEO, Jean-Marc Bellaiche, is tasked with continuing and strengthening the group’s vision, further deepening the management team and unlocking the next phase of growth. At the same time, Andreas Andreadis and Mathieu de Guillebon will assume the roles of Co-Founders & Managing Partners, focusing on strategic direction and safeguarding the company’s culture, Greek DNA, and core values.
