Ministry of Culture gives green light to the new CGS Campus at Ellinikon

The Ministry of Culture has granted approval for the licensing process to proceed for the new facilities of the Costeas-Geitonas School (CGS) at Ellinikon.

The educational organization is developing a new, state-of-the-art primary and secondary education campus within Building Block A-P4.15-16, located in the Metropolitan Pole of Ellinikon–Agios Kosmas, in an area adjacent to the designated monument “English Pagoda Hangar.” As a result, special conditions and requirements were imposed in order to ensure the protection and promotion of the archaeological remains identified on the site.

A primary condition is the integration of the approved cultural route of the Metropolitan Pole into the project’s overall design. Additionally, all archaeological remains must be preserved in situ under protective covering, while the ceramic kiln dating to the Classical period will be relocated 35 meters to the southeast, in an outdoor area, maintaining its original orientation. This process requires the preparation and approval of a comprehensive study addressing the immediate protective measures, the technical procedures of relocation, the conservation and showcasing of the kiln, as well as the configuration of the new surrounding landscape. The extraction and transfer will be carried out under the continuous supervision of an archaeologist and conservator from the competent Ephorate of Antiquities.

Before any covering, dismantling, or extraction works commence, thorough documentation must be conducted using photogrammetry and three-dimensional recording. The Ephorate of Antiquities of Piraeus and Islands must be notified in writing prior to the initiation of works, and all excavations will be carried out under continuous archaeological supervision at the expense of the project owner. In the event that new antiquities are uncovered, works will be halted immediately and rescue excavation procedures will follow, in accordance with relevant legislation.

All costs related to archaeological works and documentation shall be borne by the project owner, and strict compliance with safety and health protocols is required.

It should be recalled that approximately one and a half years ago (15 May 2024), LAMDA Development, through its subsidiary ELLINIKO S.A., signed a 30-year Long-Term Lease Agreement—with the option of a further 30-year extension—with the Costeas-Geitonas Schools (CGS).

Under the agreement, CGS undertakes the development and operation of “CGS at The Ellinikon,” a new, cutting-edge primary and secondary educational institution, leveraging the organization’s longstanding experience, history, and expertise in Greece.

The project design was assigned to Tsolakis Architects following an extensive competitive selection process. The campus will carry the Gold LEED Certification, adhering to the highest international sustainability standards. The new school is scheduled to open in September 2028, with enrollment beginning in September 2027, giving priority to students already attending CGS.
