Royal London Asset Management Property has secured Fradley Park in Lichfield, West Midlands, for €234 million in an off-market deal, highlighting robust institutional demand for top-tier UK logistics assets.

The acquisition represents the largest single investment in Royal London’s industrial and logistics property portfolio, valued at approximately €4 billion, further strengthening its position within the so-called “Golden Triangle” of the UK logistics network.

Fradley Park spans 700 acres and comprises 153,320 sq.m. of warehouse and distribution space, making it one of the most strategically located logistics hubs in the region. Immediate access to the A38 motorway, M6 Toll, and key freight terminals, combined with a labor pool exceeding 1 million workers within a 30-minute radius, enhances the investment’s strategic appeal beyond traditional yield considerations.

The acquisition capitalizes on long-term trends shaping the logistics market, particularly the explosive growth of e-commerce, which has fueled demand for modern, well-connected warehouse space. As a result, availability rates across the Midlands metropolitan area are historically low.

Fradley Park hosts high-credit-quality tenants such as DHL, Geodis, Hawkins Logistics, Palletways, and Faurecia, collectively employing over 4,000 people. The diversified tenant mix provides stable cash flows, while there are additional opportunities for value creation through densification and upgrading technical specifications, in the context of increasing land scarcity in the Golden Triangle.

This transaction forms part of a broader portfolio restructuring program by Royal London, which includes six new investments with a total GDV of €1.78 billion, including Enderby Logistics Hub (€356 million GDV) and Brackmills 54 (€404 million GDV), alongside strategic sales totaling €214 million. This approach reflects institutional investors’ pivot toward prime logistics assets, offering resilient income streams against inflation and long-term capital appreciation.
