The portfolio comprises two projects with planning permission already secured. The first, Jock’s Lodge in Edinburgh, will offer 191 beds and is located 3 km from the University of Edinburgh. The second, St George’s Road in Glasgow, will provide 262 beds, situated just 1.3 km from the University of Glasgow.
Both developments will feature modern amenities and shared facilities, including gyms, private study areas, dining rooms, courtyards, and rooftop terraces. A variety of room types will also be offered to accommodate different levels of student budgets.
The projects will be executed by Alumno Group, with completion expected in time for the 2027–28 academic year.
According to Christophe Kuhbier, Head of European Investments at Henderson Park, the agreement represents a “rare opportunity” to acquire two de-risked PBSA investment projects in high-demand areas, at an advanced stage of development, and with an “attractive overall entry cost.” This is against the backdrop of an expected intensification of the supply–demand imbalance in the UK student housing market in the coming years, driven by growth in both international and domestic student populations.
