A new AI-powered tool launched by the UK proptech company SafeGuest helps Airbnb hosts and short-term rental property managers across Europe stop problematic guests before they arrive — and it’s completely free.

The Guest Risk Assessment Tool uses biometric checks, behavioral data, and stay history to instantly flag high-risk bookings and integrates seamlessly with major platforms such as Guesty and Hostfully.

The platform’s real-time scoring system—using Green, Yellow, or Red indicators—enables hosts to make immediate, data-driven decisions, eliminating guesswork and preventing last-minute disputes. This is especially crucial as municipal authorities and investors are increasingly concerned about the risks posed by unverified short-term rentals.
